This is a list of all standard documents published by PLC. All standard documents have links to related drafting notes and are regularly updated by PLC editors.

| Experts: letter of instruction This letter of instruction is suitable for a party appointed expert who is going to act as an expert witness. It is not written with a single joint expert or expert adviser in mind, and would have to be adapted for that purpose. It should be read in conjunction with the Experts: letter of instruction: drafting note. The terms of the retainer between the expert and the solicitor are set out in a separate Standard document, Experts: retainer letter with the aim of maintaining, as far as possible, any privilege in the retainer letter and avoiding having to disclose it. The retainer letter and the letter of instruction can be combined if you prefer. |

| Environmental consultant's appointment A form of appointment for use in appointing an environmental consultant. It is intended to be adaptable for use in many contexts, whether as a simple appointment to carry out a Phase 1 report, or as a more complex, long-term appointment to prepare a Phase II report or carry out remediation, including as part of a development project. It contains optional wording for suspension of the services instead of termination, and optional obligations on the environmental consultant: Not to damage or contaminate. To act as expert witness. To use specific key personnel. |
| Boilerplate agreement A form of agreement without substantive provisions containing specimen boilerplate clauses (with optional language), and specimen testimonial and attestation clauses (with alternative forms where execution is to be in the form of a deed). Boilerplate clauses deal with those generic contractual provisions which are generally found in commercial contracts, whatever the nature of the transaction. For example, matters such as the choice of governing law, the mechanism for serving notices and requirements that any amendments be agreed and documented in writing. They can have significant practical implications for the parties. For example, they may include provisions which restrict rights of assignment, impose obligations of confidentiality or define events of force majeure when the carefully negotiated contractual terms will not be capable of enforcement. Optional language or clauses are in some instances provided for the same subject matter. The specimen clauses set out in the Boilerplate agreement should be used in conjunction with the drafting notes linked to from this agreement.. |
| Collateral warranty to be provided by environmental consultant A collateral warranty to be provided by an environmental consultant in favour of a funder, buyer or tenant. It is intended to allow a third party to rely on the environmental consultant's report or other work product. It includes optional clauses giving step-in rights to the third party. |
| Rural and agricultural land pre-contract enquiries A set of rural and agricultural land enquiries, primarily for use when buying rural and agricultural land with residential properties and farm buildings. Where the land is not sold with vacant possession then further tenancy enquiries should be raised. This document should be used in addition to the Commercial Property Standard Enquiries (CPSE. 1) (version 3.1) General pre-contract enquries for all commercial property transactions. The document is available in two formats: The web format incorporates guidance notes, which can be viewed or printed with, or separately from, the enquiries (see Actions pane in the top right hand corner of the screen). The Word format can be accessed from the Word link in the Actions pane in the top right hand corner of the screen. The Word format allows a user to insert replies to the enquiries. |
| Due diligence questionnaire: environmental issues in share purchases A list of questions on environmental and health and safety (EHS) matters for a buyer to ask a seller at the due diligence stage of the acquisition of a company’s shares. |
| Feed-in tariff (FIT) lease of part A lease of airspace above the roof of a commercial property for the installation of photovoltaic (PV) panels. The tenant pays the cost of installation and retains the Feed-in Tariff (FIT) payments attributable to the energy generated from those panels. The landlord has the right to draw free electricity from the PV panels. This lease is based on the Standard document, Lease of floor of an office block with guarantee and prescribed clauses. The integrated drafting notes in this lease explain where and why it differs from that source standard document. Additional issues to consider are listed in Schedule 4 and in Checklist, Issues to consider when deciding whether to grant a rooftop lease for FIT installations. | Reliance agreement to be provided by environmental consultant A reliance agreement (also called a reliance letter) to be provided by an environmental consultant in favour of a funder, buyer or tenant. It is intended to allow a third party to rely on the environmental consultant's report or other work product in circumstances where a collateral warranty is not appropriate. |

The Memorandum of Understanding was originally prepared for The Better Buildings Partnership (BBP) (an initiative developed by the London Climate Change Agency) by: Becky Clissmann, PLC Environment. Siobhan Cross, Pinsent Masons. Graham Lust, Nabarro. We hope that by publishing the Memorandum of Understanding on the PLC Property website in a form that can be downloaded into Microsoft Word, it will be easier for users to access and use the Memorandum of Understanding. | Licence for access to land for environmental site investigations A licence permitting a buyer to carry out on-site environmental investigations prior to completion of a transaction. This standard document may be viewed with or without the integrated drafting notes by using the options in the "Actions" box in the top right hand corner of the screen. |
